El Poblado
Leafy hillsides, Provenza's cafés and restaurants, and the strongest nightly rates in the city. Many buildings allow short-term rentals.
Laureles
Flat, walkable and full of trees, with circular streets, La 70 and the stadium nearby. Popular with long-stay expats.
Envigado
Its own municipality just south of Poblado, with a traditional town square, green parks and more space for the price.
Sabaneta
Colombia's smallest municipality and one of its fastest growing, with new towers near Metro line A and lower prices per m².
Belén
A large, lived-in district near the Los Molinos area and the Nutibara hill, with steady long-term rental demand.
Ciudad del Río
A modern district by the MAMM art museum, with newer towers, parks and quick access to Poblado and the river highway.

Questions
Medellín real estate and Airbnb management: common questions
Can foreigners buy property in Medellín?
Yes. Foreigners can own property in Colombia on the same terms as Colombians. Send the money through the official exchange market so it is registered as foreign investment, which protects your right to take it out later. We coordinate each step with your lawyer.
How does your Airbnb management work if you never collect the rent?
Airbnb and Booking.com pay you directly into your own account. We run the listing, pricing, guests, cleaning and maintenance, and send you one invoice for our fee each month.
How much does short-term rental management cost in Medellín?
Our fee is a percentage of booking income, agreed in writing after we visit your apartment. The calculator in the owners section shows an example.
Which Medellín neighborhoods are best for Airbnb?
El Poblado, especially around Provenza, has the highest nightly rates. Laureles is popular with visitors who stay longer. Check the building's rules before you buy, because many buildings restrict short-term rentals.
Do short-term rentals in Colombia need to be registered?
Yes. Apartments rented to tourists must be registered in the national tourism registry (RNT). We help you register and follow your building's rules.
Do you speak English?
Yes. Our team works in English and Spanish, by WhatsApp, video call or in person in Medellín.
